Non-Combustible

Non-Combustible Construction

Fire safety is not optional—it is engineered into every LEFF structure

1

Built from Inorganic, Fire-Resistant Materials

Unlike wood, which is itself a fuel source, Cold-Formed Steel (CFS) does not ignite, char, or feed flames. LEFF structures are designed entirely from non-combustible materials, eliminating the possibility of hidden ignition points within walls, floors, or shafts. This provides critical protection where wood systems are most vulnerable—stairwells, elevator cores, and floor assemblies.

2

Critical Time Advantage

In a typical residential fire, wood framing can begin to collapse in as little as 4 minutes. By contrast, LEFF’s steel structures remain intact, giving firefighters valuable time to respond and occupants more time to evacuate safely. This time advantage can mean the difference between a contained incident and a total structural loss.

3

Compliance Beyond Minimum Code

Our non-combustible framing systems are engineered to meet and exceed the requirements of the Ontario Building Code (OBC), the National Building Code of Canada (NBC), and NFPA fire safety standards. Where code allows combustible construction for mid-rise, LEFF provides a safer alternative—future-proofing investments against stricter fire regulations already under discussion in many jurisdictions.

4

Insurance & Risk Reduction

Because non-combustible structures dramatically lower fire risk, they also reduce insurance premiums for developers and owners—often by a factor of 3x to 5x compared to wood-frame projects. Beyond financial savings, this translates to reduced liability and greater investor confidence in long-term asset protection.

5

Long-Term Asset Protection

Non-combustible construction not only protects lives but also preserves property value. Steel-framed buildings are less likely to face catastrophic loss, costly repairs, or early obsolescence due to fire damage. For developers and owners, this means reduced operational risk and stronger long-term ROI.

Non-Combustible by Design

At LEFF, fire safety is not treated as an add-on—it is embedded into the very DNA of our structures.

Traditional wood framing fuels fires, ignites quickly, and can collapse in under four minutes. LEFF’s Cold-Formed Steel systems are 100% non-combustible, engineered to protect both lives and assets. Our walls, floors, and structural connections are built from inorganic materials that do not ignite, ensuring a building envelope that resists fire from the inside out.

With a LEFF structure, you gain:

  • Critical time for safe evacuation and firefighting response.
  • Reduced insurance premiums and liability exposure.
  • Compliance with, and often beyond, OBC/NBC and NFPA standards.
  • Long-term asset protection and stronger investment security.
  • Non-combustibility isn’t just a feature—it’s the foundation of resilience.

Old ways burn. LEFF structures don’t.
