But our story goes beyond dates and milestones—it is about a vision to transform the way structures are designed, fabricated, and built. From the outset, we recognized the limitations of traditional wood framing and the urgent need for safer, faster, and more sustainable alternatives.
Today, LEFF stands as a full-scope EPC partner—offering Engineering, Procurement, and Construction services all under one roof. Our in-house experts use cutting-edge platforms like Revit, Tekla, AutoCAD, AGACAD, Navisworks, Rhino, Lumion, and Unreal Engine to translate architectural vision into highly precise, buildable systems. Every wall panel, floor assembly, and connection detail is modeled, validated, and prefabricated before reaching the site, ensuring unmatched efficiency and accuracy.

Design
From architectural intent to a constructible, code-compliant system What we do BIM authoring (Revit + AGACAD): We build a coordinated CFS model at LOD 300–350. AGACAD drives automated panelization (stud spacing, track profiles, openings, headers, bracing), rule-based numbering, and parametric metadata for downstream BOM and shop drawings. Geometry + façade workflows (Rhino): Complex geometries and custom envelopes are rationalized and exchanged via IFC/SAT for precise framing layouts and bracketry. Clash + 4D/sequence (Navisworks): We run clash detection against ARC/MEP, establish erection sequences, and simulate logistics before fabrication. Structural concepting: Shear walls, moment frames, diaphragm action, long-span strategies, and deflection limits are defined early to protect architectural freedom (large openings/cantilevers) while meeting OBC/NBC. Design communication: 3D visualization with 3ds Max / Lumion for rapid reviews; Unreal Engine scenes for VR walkthroughs when stakeholder alignment needs true-scale validation. Deliverables Design Basis Report (DBR), coordinated BIM model (.rvt + .nwc/.nwd), outline specs, preliminary BOM, schematic connection intent, and a sequence storyboard.
Permit
Permit-ready engineering aligned to OBC/NBC What we do Permit set production (Revit/AutoCAD): Plans, elevations, sections, schedules, general notes, and details organized by discipline. Code conformance: Load paths (dead, live, wind, seismic), fire rating strategies, and thermal/moisture assemblies documented to OBC/NBC requirements. Municipal interface: Responses to reviewer comments, revisions control, and addenda tracking to keep approval timelines predictable. Deliverables Stamped Issue for Permit (IFP) drawings, calculation summaries, material specifications, and formal responses to Authority Having Jurisdiction comments.
Shop drawing
LOD 400 detailing for fabrication certainty What we do LOD 400 modeling (Revit + AGACAD): Panel IDs, member schedules, cut-lengths, punching patterns, service openings, strap bracing, hold-downs, anchors—locked in the model. Connections + heavy interfaces (Tekla): Where hybrid/steel interfaces or complex nodes exist, we detail in Tekla Structures for platework, welded sub-assemblies, and tolerance management. 2D sheets (AutoCAD) & extraction: Clear, installer-centric drawings: panel elevations, piece marks, fastener maps, anchor layouts, embed plates, and erection plans. Validation: Connection checks and serviceability/constructability reviews; clash-free issuance coordinated with ARC/MEP. Deliverables IFM/IFC shop drawings, panel schedules, hardware schedules, erection plans, BOM and pick lists; CNC/NC exports where applicable; coordinated hole maps for MEP trades.
Fabrication
Factory-controlled prefabrication, serialized and quality-assured What we do Material readiness (Procurement + workshop): Direct supplier coordination; receiving inspection; staged storage; kitting by sequence. Assembly: Shop-cut, punched, and assembled panels/joists/roof cassettes to final dimensions, with welds or mechanical fastening executed in controlled conditions. QC program: Dimensional checks against BIM, fastener torque verification, label/serialization, and photographic traceability. Logistics: Palletization by erection zone, just-in-time deliveries, and site-specific unloading plans. Deliverables QC records, serialized panel lists, packing lists per load, handling/rigging guides, and updated fabrication model reflecting any shop-level adjustments.
Installation
Precision assembly, not improvisation What we do Survey & layout: Total station control points from BIM; tolerance management for plumb/level/line; verification checklists per panel line. Sequenced erection: Labeled panels and floor/roof cassettes installed per predefined sequence—no on-site cutting/welding; immediate fit-up to anchors and diaphragms. Interfaces & follow-on trades: Coordinated hand-offs to MEP/finishes using pre-punched paths and service zones; rapid dry-in to protect schedule. Close-out: As-built updates to the BIM, punch-list resolution, and turnover documentation. Deliverables Daily install reports, updated as-built model, inspection sign-offs, O&M notes for structural systems, and final handover package.
